In fact, according to both national data and our own local trends, Northern Colorado Springs is still well within prime selling season — and waiting much longer could cost you in the form of increased competition and diluted buyer demand.

As of April 21, our local market has seen 189 new listings this month across 80921, 80908, and 80132. That’s already closing in on March’s total of 230 new listings — and we still have time left in the month.

Most new listings this month are popping up in 80908 (Black Forest area), followed by 80132 (Monument) and 80921 (Northgate/Flying Horse). With Colorado Springs’ expansion trending northeast, it’s no surprise to see Black Forest gaining traction with new builds and land-rich properties coming to market.
